Not a regular opportunity.
The builder is motivated to close out the remaining completed homes, so these are being released privately instead of broadly placing all 12 homes on MLS.
- Completed inventory costs money.Financing, taxes, insurance, maintenance and capital continue while finished homes sit unsold.
- Builders recycle capital. The model is generally build, sell and redeploy capital into the next phase — not hold completed homes indefinitely.
- Year-end creates a decision point.Moving a small group of completed homes before 2027 can be more valuable than waiting for a higher price.
- The discount is situational. The close-out price is meant to move specific inventory — not reset every home’s value in the community.

Questions, answered.
The opportunity
Why the price is what it is.
Why are these homes priced from $349K when the builder sold them for $445K in 2025?
It’s a close-out of 12 completed homes. Finished homes that sit unsold keep costing the builder financing, taxes, insurance and maintenance, so they’re clearing this inventory before 2027 rather than waiting for a higher price. The seller values speed, and the buyer gets the lower entry price. The discount applies only to these 12 homes.
What’s the catch?
There isn’t one. It’s a situational close-out. The homes are brand new, fully built and ready to move in. The one condition is timing: the pricing suits buyers who can close within about 60 days.
How do I know I’m buying below market?
A similar home in the same community sold for about $405K last month, around $55K above the $349K price. Around $350K, buyers are usually looking at townhomes 10–15+ years old. Book a quick call and we’ll walk you through the recent comparable sales so you can check the numbers yourself. The price gap is a comparison, not guaranteed equity.
Where exactly are the homes?
In Redstone, NE Calgary, about 20 minutes to Downtown and 10 minutes to the airport. We share the exact showhome address and pin location when we book your showing.
The homes
Layouts, features and what’s included.
Are these stacked or back-to-back townhomes?
No. Every home is a full 3-storey townhome with its own double garage, and none are stacked or back-to-back.
What’s the difference between Plan A and Plan B?
Both have 3 bedrooms, 2.5 baths, a double garage and a balcony. Plan A (about 1,262 sq ft, homes 01–09) has laundry on the entry level and a flex nook off the kitchen. Plan B (about 1,455 sq ft, homes 10–12) adds a den on the entry level, a walk-in pantry, slightly larger bedrooms and upstairs laundry. Tap any home on the site plan to see its floor plan.
What’s included in the price?
The homes are complete, with selections already made. Included: stainless-steel kitchen appliances, a white washer and dryer, hot water tank and high-efficiency furnace, with no extra charge for any of them.
What does the $280/month condo fee cover?
Building insurance, garbage and waste removal, snow removal, landscaping, and reserve-fund contributions that help pay for future exterior repairs, such as roofing, so those costs don’t come out of your savings all at once.
What warranty do the homes have?
They’re covered by Alberta’s New Home Warranty program: 2 years for utility coverage, 5 years for the building envelope and 10 years for structural coverage.
Costs and financing
Cash to buy, monthly costs and rental numbers.
How much cash do I need as a first-time buyer?
About $19,450 on a $349K home: roughly $17,450 for the 5% down payment plus about $2,000 in legal and closing costs. Eligible first-time buyers pay no GST.
What would my monthly cost be?
With 5% down, the illustrative mortgage is about $1,568/month. Add about $250 property tax and the $280 condo fee for roughly $2,098/month before utilities. This assumes a 3.6% variable rate, 30-year amortization and the CMHC premium financed.
What income do I need to qualify?
It depends on your full financial picture, so a mortgage advisor should confirm it. As a rough guide, a household income of $70K–$80K+ may be enough for this price range if you have the down payment and meet the lender’s requirements. We can connect you with an advisor.
I’ve owned a home before. Can I still buy?
Yes. The only difference is GST: non-first-time buyers and investors pay 5% GST ($367,450 on a $349K home), but rental buyers may be able to recover about $6,000 through the GST rental rebate, subject to eligibility.
How much cash does an investor need, and when?
20% of the GST-inclusive price plus about $2,000 in legal and closing costs: about $75,490 on a $349K home before the estimated ~$6,000 rebate. The first 5% is due 10 days after signing and the remaining 15% at closing, about 60 days later.
Does it cash-flow as a rental?
Based on $2,000/month rent, the example shows about +$1,200/year after the mortgage, property tax and condo fee. Similar homes nearby are listed at $2,100+, so $2,000 is conservative. Finding a quality tenant can take 60–90 days, so we suggest keeping 2–3 months of carrying costs aside. Investors outside Calgary can use our preferred property managers from about $150/month.
Buying process
From worksheet to keys.
What happens after I submit the worksheet?
We confirm availability for your first and second choice and send you the Agreement of Purchase and Sale. After signing, you have 10 days to confirm your financing with your bank. Once you’re ready, you remove the conditions and the 5% deposit is due. The balance is due at closing, about 60 days later. We can connect you with a mortgage advisor, lawyer or property manager along the way.
What if I can’t close within 60 days?
That’s why the 10-day period after signing matters: use it to get your mortgage approval and confirm your funds before you commit. We want every buyer fully prepared before removing conditions.
Not sure Redstone is right for you?
We also have brand-new 3-bed townhomes in Rangeview, SE Calgary, from $409K, minutes from Mahogany and South Health Campus. There are SW options too, and freehold townhomes in Airdrie from about $449K with no condo fees. Ask us when we follow up.
